Served at a state-wide basis with the California Association of Realtors for 3 years with a focus on Legislative and Professional Standards issues.  


What are the Top 3 Issues Facing REALTORS®: 1) Raising the bar for our industry – Our industry improves when we come together and focus on the things that make a difference in our daily business. That focus should be on Professional Standards. It has the most direct impact on our daily business and how we interact with each other and with the public. 2) Enhancing the relevance of Realtors in a changing real estate world – It is vital that our association remain committed to having agents remain at the center of the transaction. That happens by showing the public, our clients and potential clients, that we remain dedicated to their success. To insure our future, we must come from a place of contribution and have the public understand our value.  3) Engaging the issues that face our Community – Apathy can be detrimental. As an Association we can do more to engage members and to publicize how agents may have an impact on their industry. That happens by having agents on the board that are actively engaged in daily sales and management and understand the needs of those in the field.  


What would you like to see?: I would like to see a highly functioning Board where Realtors from all across Los Angeles feel at home. This feeling would promote the involvement of more agents as they see the value the Board provides and the gifts that come from volunteering for an industry that needs their involvement.


When you look back at your term, what would you like to say you helped accomplish?: I’d like to look back and know that I played a role in changing the culture of the Board.

What are the Top 3 Issues Facing REALTORS®: 1) Due to of the shortage of inventory on the market, some Listing agents are not cooperating in working with other brokers. They try to do a dual agency whether by themselves or a colleague in their brokerage keeping properties off market, not marketing on MLS etc. 2) Zillow interfering with the MLS and having its own brokerage. 3) Discount Brokerages that often leave the consumers needing guidance.


What would you like to see: More involvement with independent Brokerage. Board should mingle more at events with the membership. All training and certification classes should be neutral of Real Estate brokerages and not used as a platform by the instructor to promote their brokerage. Help membership see the value of the Board and what they offer.


When you look back at your term, what would you like to say you helped accomplish?: I would like to have improved communication and transparency with the board and its members. A majority of the membership feel their dues are a waste of money and it is not fair that they are forced to join " their club" . I would love to help clarify the value of the board be to its membership and thus get greater participation from the membership.


Final Comments: The membership is the gold of our industry. Their voices need to be heard. Their concerns addressed. The membership is dealing face to face on a daily basis with the issues affecting Realtors. The board should intensely seek out their wants, needs and concerns. Together we can grow even stronger to prosperity.

Top Issue Facing BH/GLAAR: The top 3 issues facing REALTOR organizations over the next few years will be housing affordability, MLS/Association mergers, and the raising the bar professionally.


What are the Top 3 Issues Facing REALTORS®: For individual REALTORS I also see the top issue being housing affordability and how we counsel our clients in such an environment as well as how we help our communities. Other issues will be fighting negative regulatory changes, i.e. rent control, and continuing to deal with the affects of internet on our industry.

What would you like to see: I'd like to see BH/GLAAR continue to evolve for the 21st century and welcome in newer members to the industry with fresh ideas.

When you look back at your term, what would you like to say you helped accomplish?: By serving as an NAR director I think I would continue to gain the knowledge and vital context that it takes to make smart decisions that will impact our state and local association. By being more educated and better connected through NAR involvement I hope to be able to help grow our local association.

Locally, I spearheaded a movement to re zone The Pacific Palisades R1V1 and R1H1 (a new permissive designation) during the Mansionization readjustments two years ago. This year I collected almost 500 signatures in my 70 agent office for CAR's Property Tax Portability Initiative.

2) Technical Expertise: Staying on top of technical advancements and training our members to incorporate them into their business models. (i.e. Real estate algorithms, advanced CRM platforms, etc) This includes

keeping our Realtors® relevant in the eyes of the public. As new tech models work to replace the full service Real Estate Agent with a tech platform and/or discounted flat fees or salaried agents, we must provide our members with successful dialog to combat these trends.

3) Political Influence: As our politicians work on the behalf of renters, implementing increased rent controls and reducing development incentives, we must use our economic clout to support candidates whose interests align with property owners and Real Estate Professionals.


What are the Top 3 Issues Facing REALTORS®: 1) Technical Expertise: Individual Realtors® must stay on top of new tech advancements and incorporate them into their business models.

2) Staying informed: In general, as our transactions become more and more complex, the individual Realtor® must stay on top of market trends, design trends, political and economic developments, tax and zoning changes, etc. Expertise is difficult to maintain but our Realtors must stay on the cutting edge. 3) Protecting Income: As I watch Realtors® accept less and less for the work they do, I fear the future earning capacity of our agents is diminishing. We must train our agents to properly articulate their value to the consumer so they can successfully defend the commissions they wish to earn.


What would you like to see: I think BH/GLAAR is moving in the right direction. I would like to see more agent outreach; more events scheduled around town outside our headquarters. I would like to see more office visits by leadership to engage those offices who do not participate. I would love to see a class about Engagement: explaining to our members the process of joining leadership and the avenues open at local, state, and national levels.

When you look back at your term, what would you like to say you helped accomplish?: Currently I am working with our state representatives to adjust the capital gains requirements of our Baby Boomers (55+) in order to free up the thousands of housing units currently "frozen" as our seniors move less and less. If I can make a difference on this front I believe our market will expand, thus improving the lives of our members and our clients, as an increase in inventory helps lower home prices, reduce the prevalence of multiple offers, and bring our market into a healthier balance.


Final Comments: I love volunteering for our Realtor® organizations. I feel an obligation to "give back" to an industry that has been so good to me since 1984. I am amazed that we really can make a difference politically and, having seen these efforts come to fruition locally with our new Pacific Palisades zoning codes, I am so excited to apply these techniques to other local, state and national issues.

I think the largest issue facing realtors and the BHGLAAR association would be low residential and commercial inventory. The second issue we have is affordable housing, which i believe is a result of low inventory. The third issue we have is having politicians that understand real estate, and understand how to fix our real estate issues.


What would you like to see: I think BHGLAAR is an incredible association. The only thing that needs to be done is somehow engage our new members to become more involved.


When you look back at your term, what would you like to say you helped accomplish?: After my term in office I would like to look back and feel i accomplished creating a better real estate market, and solving the housing crisis. That means there will be a larger inventory, which results in affordable housing, and realtors doing more business.
